The largest town in Gunnison County, with just under 6,000 year round residents, Gunnison is the gateway to Crested Butte, just 30 miles north and the greater American West. Home to Western State Colorado University, Gunnison has a lot to offer, without feeling like a town overrun with college students.

The expansive views and easy access to public land make this area an outdoor lover’s dream. With access to the Gunnison River, the Blue Mesa Reservoir— the largest body of water in the state of Colorado— Curecanti National Recreation Area, the Black Canyon of the Gunnison, and the Gunnison National forest, there is something for everyone to get involved with. Close to three Colorado ski areas; Monarch Pass Ski Area, Mt. Crested Butte Resort, and Cranor Hill Ski Area, skiers have nothing to worry about. The summer offers great access to areas such as Hartman Rocks Recreation Area, home to rock climbing, mountain biking, hiking, and camping. World class hunting and fly-fishing also characterize this area.

More affordably priced than neighboring Crested Butte properties, the area offers many of the same great amenities and easy access to Mt. Crested Butte and the Town of Crested Butte, the prices remain reasonable for the most part, if not a bit undervalued. Van Tuyl Village, a newer Gunnison community, is located on the north end of town; conveniently located for access to the grocery stores, Main Street, and Highway 135 to get you to Mt. Crested Butte Ski Resort.
